We are able to sleep up to 9 guests, and we have 3 double bedrooms, a twin room, and a daybed in the study bedroom.

We are therefore not limited to the guest numbers above.

Booking Terms & Conditions

Osbert House is offered for seasonal rental.​ The reservation for the gîte is only  effective after confirmation  by Mark Levermore and Rachel Houghton (the Owners) with you , the tenant (the Client).
 
1.         To reserve the accommodation, the Customer must ensure  its availability with the Owners, then complete the online booking form. Owners will require payment of an  initial deposit non-refundable of 25 % of the total rental amount. After receipt of your online booking form and the deposit, the Owners will send  a confirmation email, as formal acceptance of the reservation .
 
2.         The balance of the rental as well as the security deposit (clause 3) must be paid no later than THIRTY DAYS before the start of the rental period . If payment is  not received in due time, the Owners reserve the right to notify the Client in writing of the  cancellation of the reservation. Reservations made within THIRTY DAYS prior to the start of the rental period must be paid in full at the time of reservation, deposit of warranty included.
 
3.         A security deposit of 200.00 euros (up to two weeks) or 350.00 euros (if longer than two weeks) will be required to indemnify the owners against any damage caused to the property or its contents. However, the amount reserved by this clause does not limit the Client's liability to the Owners. If the Owners apply a deduction from the security deposit , they will explain the reasons to the Client and refund the balance due within two weeks following the end of the rental period.
 
4.         Subject to the clauses 2 and 3 above, in the event ofcancellation  not covered by insurance, reimbursement of the sums paid will be made if the Owners are able to re-rent the accommodation. Costs incurred or losses incurred for this purpose will be deducted from the refundable amount. It is strongly recommended that the Client take out a multi-risk travel insurance policy that includes cancellation and  risk coverage, which fully covers all their personal effects and those of the group renting the gîte.  The owners do not provide any insurance or indemnify any loss or damage to the Client’s possessions during their stay at the property.  All personal possessions of the client are at their own risk.
 
5.         The rental period begins at 3 pm (1500)  hours on the first day and ends at 10 am (1000) hours on the last day. The Owners are not obliged to offer accommodation before the  indicated time  and the Clients must vacate the property before the end time on their last day.
 
6.         The number of people per group in the accommodation MUST NOT EXCEED the maximum capacity of 9 persons.
 
7.         The Client undertake s, as a good tenant, to take care of the accommodation and to leave the premises tidy and clean at the end of the rental period . The Owners reserve the right to apply  a deduction from the security deposit to cover additional cleaning costs if the clients were to leave the accommodation in an unacceptable manner.
 
8.         The Client alsoundertakes  not to act in a manner which  could disturb other residents of the neighborhood and the village.
 
9.         The Client and the group renting the gîte have no  rights over the accommodation other than the right to  occupy it as part of a  seasonal rental during the reserved period . The Client must not sublet the accommodation.
 
10.   The Client will immediately report to the Owners or their local representative any malfunction or breakdown of the accommodation's facilities, equipment, machines or appliances in the home or garden. The Owners or their local representatives will take the necessary measures to repair or replace defective elements as quickly as possible.
 
11.   The Owners cannot be held responsible by the Client ;

  • In the event of a breakdown or temporary interruption of the provision of public services  in the accommodation or of any equipment, materials, machines or appliances in the accommodation, or in the garden.

  • In the event of loss, damage or injury resulting from weather conditions, riot, war strikes, civil or political unrest  or any other event beyond the control of the Owners .

  • In the event of loss, damage or inconvenience caused to the Client or suffered by the Client if the accommodation were to be destroyed or seriously damaged before the start of the rental period, the Owners would be required, within seven days following notification of the event to the Client, to reimburse the Client for all sums previously paid for the rental period concerned .

 
12.   The liability of the Owners towards the Client cannot under any circumstances exceed the amount paid to the Owners for the rental period.
 
13.   The Maison Osbert gîte (25 Grand Rue, 86290 Liglet) is only available to guests whose name appears on the reservation form. Therefore, no additional tenants are authorised unless the Owners have given their prior  agreement , and the maximum capacity of 9 people is not exceeded.
 
14.    The use of  accommodation and the infrastructure provided, play equipment for children, etc. is carried out  solely at the  client’s own risk . No liability can be incurred if the user is  injured or in the event of loss or damage caused to the user’s personal effects .
 
15.   No liability can be incurred in the event  of loss or damage caused to any motorised vehicle or its contents parked on the public road.
 
16.   Camping is prohibited on the site.
 
17.   Pets are not allowed at Maison Osbert.
 
18.   Smoking is strictly prohibited inside the  accommodation . If a client wants to smoke, they must do so in the garden at the back of the accommodation. All cigarette butts must be thrown away in black bags that the owners will place in the trash cans located in front of the main entrance . If you smoke in the gîte, you risk being fined 50 euros which will be donated to a charity. Please think about  the guests who will come after you and do not smoke.
 
This contract is governed by French law in each of its aspects, in particular its composition and interpretation . Any proceedings arising from or relating to this contract may be brought before any competent court in France.
